FHA (Federal Housing Administration) – FHA loans are government guaranteed loans. Unlike Conventional loans that adhere to strict underwriting guidelines, FHA insured loans require very little cash investment to close a loan. Non-traditional credit history is allowed with flexible credit standards. FHA loans are for new purchases and/or refinancing your existing home. There is also more flexibility in calculating household income and payment ratios.

Home Equity Lines of Credit – This is the most flexible home lending program offered by Ka’u Federal Credit Union. The loan is based on up to 80% of the appraised or otherwise confirmed third party value of the property, less the first mortgage that is outstanding. The line of credit can be borrowed any time within the first five years of the agreement and payments are based on a 15-year amortization. Interest can adjust every 6 months.
